Diagnosing the Real Cause of a Persistent Roof Leak
When this Doncaster homeowner contacted BeeSure Roofing, they had noticed water ingress appearing above the internal window head of their conservatory conversion. Unsure whether the issue was a leaking roof, failed flashing or something else entirely, they asked us to carry out a thorough inspection to identify the cause.
Following a detailed survey, we discovered the problem wasn't simply a leak - it was the result of an unsuitable roofing system that had been installed by a previous property owner.
The original conservatory had been converted with lightweight metal roof tiles designed for use on traditional pitched roofs. However, the roof pitch was far too shallow for this type of system, preventing rainwater from draining away effectively and creating the perfect conditions for long-term condensation.
Once the metal roof tiles were removed, the underlying problem became immediately clear. The underside of the roofing system was saturated with condensation, and years of trapped moisture had even allowed fungal growth to develop beneath the roof covering.
To provide a permanent solution, we stripped the roof back to the structural trusses, removing the existing metal roof tiles, roof boards and breathable membrane.
The roof was then rebuilt using:

Replacement roof tiles sourced from another section of the property to ensure a neat, consistent finish where required
The result was a warm, watertight roofing system that eliminated the condensation issue and provided the homeowner with a roof appropriate for the property's design.

Helping a Homeowner Make the Right Long-Term Decision
A homeowner in Dunscroft contacted BeeSure Roofing after arranging a solar panel quotation with Octopus Energy.
During their inspection, Octopus identified significant issues with the existing roof and advised that extensive repairs would be needed before solar panels could be installed safely.
Wanting an independent opinion, the customer contacted BeeSure Roofing for a free, no-obligation roof survey and quotation.
Following a comprehensive inspection, we carefully assessed both the condition of the roof and the report provided by Octopus Energy.
Rather than recommending just one solution, we provided the homeowner with two clear options:

The Solution
The decision was made to carry out a complete roof replacement to provide a long-lasting solution before the installation of the new solar panel system.
The existing roof was stripped back to the roof trusses, removing all roof tiles, timber battens and roofing felt.

As part of the project, one redundant chimney stack was carefully dismantled to below roof level. A second chimney stack remained in place because it formed part of a shared stack with a neighbouring local authority property. Instead, we carried out the necessary repairs to ensure it remained safe, weatherproof and structurally sound. Unlike older roofing methods that relied on sand and cement, the new dry fix systems are mechanically secured using purpose-designed clips and fixings.
